Deutsche Industrie REIT-AG acquires three Light-Industrial Properties in Dortmund, Schwerin and Barleben

Rostock, 08 May 2019 - Deutsche Industrie REIT-AG (ISIN DE000A2G9LL1) has acquired three Light-Industrial Properties in Dortmund, Schwerin and Barleben.

The two warehouse properties in Dortmund and Schwerin are single-tenant properties leased to well-known logistics and trading companies. The properties are located close to the city centres and have good transport connections. Together, the two properties have a rental space of 6,215 sqm and generate an annual rent of kEUR 396. The lease in Dortmund has a fixed term until the end of 2021. The property in Schwerin is let until the end of 2023. The net initial yield is 9.5% at a purchase price of kEUR 4,170.

The acquisition in Barleben near Magdeburg is a Sale-and-Lease-Back transaction with a packaging manufacturer in the pharmaceutical industry. The modern production and warehouse building, which is located in an business park directly on the motorway A2, has a rental space of 10,400 sqm. In the course of the purchase, a rental agreement with an annual rent of kEUR 516 and a term of ten years was concluded. The net initial yield at a purchase price of kEUR 5,550 is 9.3%.
