Deutsche Industrie REIT-AG buys light industrial property in Zella-Mehlis

Rostock, 20.11.2018 - Deutsche Industrie REIT-AG (ISIN DE000A2G9LL1) has bought another production and logistics property.

The mixed-use asset is located in Zella-Mehlis, which, together with the city of Suhl, forms a center of the region in Thuringia. It comprises logistics, production and office space with a total lettable area of approx. 19,342 sqm. The main tenant is an electronics system and engineering company (64%), the rest is used by a state authority of the Free State of Thuringia and other parties. With its infrastructurally good connection and versatile use, the object offers a sustainable third-party use.

The main tenant concluded a new ten-year lease as part of the purchase contract. The WALT amounts to 8.2 years. The purchase price is EUR 6.9 million and generates an annual rent of EUR 631 thousand. The net initial yield of the transaction amounts to 9.2%.

The transfer of ownership of the property is expected in February 2019.

Taking into account the latest transactions, Deutsche Industrie REIT-AG has a total portfolio of 37 properties with a leasable area of around 788,000 sqm, an annualised total rent of around EUR 26.0 million.
