The Signs That It's Time -- Knowing When to Sell a House

BOSTON, July 3, 2013 /PRNewswire/ -- A continuing sellers' market for single family homes and a predicted increase in home mortgage rates make it a good time to sell your home, says Boston HomeVestors, one of the largest buyers of homes in Greater Boston.

The recent Existing Home Sales Report from the National Association of Realtors (NAR) showed that sales in Boston through May 2013 increased 9.7 percent in the past 12 months, evidence the housing market is still improving. Also, the Mortgage Bankers' Association projects mortgage interest rates will rise in 2013. Boston HomeVestors' volume bears this out. "Since January, we have realized the largest sales volume in our history, and the market is still in growth mode," said Jacky Petrucci, one of the Boston HomeVestors franchisees who has been buying and selling homes for several years. "Properties are selling for full price or above."  

With the monthly supply of houses for sale at its lowest point since May of 2005, "selling now when demand is high and supply is low helps homeowners garner their best price," said Tom Arlington, one of the Boston HomeVestors franchisees, claiming he's busier than ever. Arlington attributes the increase to HomeVestors' recognition as a brand people equate with distressed sales situations and not wanting to deal with traditional market hassles.

"These are people who have inherited a family home that needs work, divorced and need to sell quickly or just have lots of repairs and don't have the money or skills to fix up their home to get it market-ready," said Arlington.

Joe Cosgrove, a Boston HomeVestors franchisee on Cape Cod, agrees. "Whether you are moving up or moving down, your housing expense will be more a year from now if a mortgage is necessary to purchase your next home."

There are buyers out there right now, and they are serious about purchasing. "The best advice I can give people is to be organized and be ready to make a decision," said Patrick O'Donnell, another Boston HomeVestors franchisee.
